Can a UK resident buy in Dubai?
Foreign buyers can own property in Dubai’s designated freehold areas. Check the ownership status of the home you’re considering, as the same terms don’t apply everywhere. Dubai Land Department explains foreign ownership and registration, and its sale-registration service allows non-resident buyers to use a valid passport.
Before looking at individual properties, think about how you’ll use the home. Regular visits, a future move and a rental investment call for different choices. Set a total budget, decide when you’ll need the property and consider how much time you can spend managing it.
Look beyond the postcode
Two apartments in the same neighbourhood can feel very different. Compare the layout, usable space, daylight, road access and shared facilities. Look for nearby construction too. A waterfront address doesn’t necessarily mean a clear view or an easy walk to the shops.
For a completed home, arrange a recent viewing and an inspection of the actual property. If tenants are living there, review the lease and check when you could take possession before planning a move. If you’re buying to let, ask for rental evidence from similar homes rather than relying on an area average.
Budget beyond the purchase price
Keep a budget in both UAE dirhams (AED) and pounds. Ask for an itemised list of registration charges, transaction services, any estate agent’s fee, finance costs, furnishings and initial running costs. Check who pays each charge and when it’s due. Your currency provider’s rate may differ from the one you see in a search result.
Keep some money aside after the deposit. An empty home still needs upkeep, and rent may not arrive before the next payment is due. If you need a mortgage, check your options before committing. Don’t assume a future loan will cover the balance at handover.
Check the paperwork before sending money
Confirm who is acting for you, who receives the fees and who handles the transfer. Verify the seller, property details and registration. For an off-plan home, check the project’s official status and payment arrangements. Have the sale agreement reviewed, including the payment terms, completion provisions and restrictions on resale.
- Check that the property, floor plan, size and price match across the documents.
- Get the deposit, cancellation and refund terms in writing.
- Verify the receiving account independently before sending money.
- Agree how viewings, inspections and handover will work if you’re buying remotely.
Plan for managing the home from the UK
Decide who will hold the keys, arrange repairs and manage any tenancy. Ask to see the management agreement and a sample owner statement, so you know what’s included and what you’ll pay.
UK tax residence matters. HMRC says UK residents normally pay UK tax on foreign income, subject to applicable reliefs. Speak to a qualified tax adviser before assuming Dubai rental income will be tax-free. Your contracts, ownership arrangements and tax position need advice specific to you.
