Understanding rental yields

How much rent
would you keep?

6.8%

Dubai’s average gross residential
rental yield in 2025

Engel & Völkers · FY 2025 ↗

Gross yield is annual rent divided by the purchase price. What you keep also depends on service charges, vacancy, maintenance, management, finance and tax.

This citywide average gives you some context, but it doesn’t predict the income from a particular home.

What could you keep
from the rent?

Enter your figures in pounds. See what could be left each month after running costs, before finance and tax.

Who will I be speaking to?

I’m Marcell Vajvoda, your first point of contact. Tell me your budget, plans and how you’ll use the property. We can talk in English and work towards a shortlist that suits you.

Are you the estate agent handling my purchase?

We help you research areas, narrow down properties and meet the relevant local provider. We are not the developer or the estate agent handling your purchase. Before you commit, we explain who will be involved, what they do, how they’re paid and any fee arrangement with us.

Will my details be sent to developers or other agents?

Sending an enquiry does not give us permission to pass your details to a UAE property provider. Before sharing anything, we explain who would receive it, why it’s needed and what information is involved. We then complete the required consent or other transfer steps.

Are the prices shown current property offers?

No. The area guides show published market figures, with their dates, sources and property types. They aren’t live listings or advertised starting prices. We confirm a property’s current price and availability separately in a dated offer.

Can you help me buy in both Dubai and Abu Dhabi?

Yes. We cover completed homes and off-plan developments in both cities. We’ll start with your budget and plans, then help you compare locations and properties.

Do I need to know which property I want?

No. You might know exactly where you want to buy, or you might just be considering the idea. Tell us whether you’re looking for a home, a second home or an investment, along with your budget and timing. We can work from there.

Can I start the buying process from the UK?

Yes, you can research areas, speak with us and review properties from the UK. What you can complete remotely depends on the property, your financing and your circumstances. The professionals handling the purchase should confirm the documents and steps you’ll need.

Should I buy off-plan or a completed home?

With a completed home, you can inspect the property and check its current running costs. With off-plan, you’ll need to look closely at the construction timetable, payment plan and contract. The better choice depends on when you need the home and how much uncertainty you’re comfortable with.

How should I think about my budget in pounds?

Allow for buying fees, currency conversion and running costs as well as the property price. Contracts are typically priced in UAE dirhams (AED), so the amount you pay in pounds can change with the exchange rate.
