Area-wide ready apartments; Bayut’s published projected ROI, across bedroom types. Not a one-bedroom or audited net return.

What these figures cover

Sale and annual rent figures are one-bedroom asking-price averages from separate Bayut listing samples. The projected rental yield covers apartments across bedroom types. It is the publisher’s projected ROI, not audited net income or a return calculated for the one-bedroom example. The report does not disclose listing counts, weighting or a breakdown of costs. Prices are benchmarks, not current offers.

Original market sources checked on 17 October 2026. A mean is the arithmetic average; a median is the middle value. Neither is a minimum price.

Apartments close to central Abu Dhabi

Al Reem has residential towers near central Abu Dhabi and Al Maryah Island, with waterfront spaces and Reem Central Park nearby. Spend time comparing individual buildings. The layout, upkeep, parking and walk to local shops can make a big difference.

What would your week look like?

If you’ll live here, check the journey to work, school and shops as well as the view. If you’ll let the property, consider who the layout would suit and ask for evidence of rents agreed in the building. Compare studios, one-bedroom homes and larger apartments separately.

Check the building as well as the apartment

Ask for the current service charges, cooling arrangements, maintenance history and any tenancy terms. Find out how the lifts, parking and shared facilities work in practice. Area averages can help with an initial budget, but these details tell you more about the home you’d own.

Your viewing checklist

What to look for
when you visit.

Use these questions to compare homes in the area, whether you’re viewing in person or speaking to someone locally.

  1. 01

Ask how the building is managed and maintained. Homes at similar prices can be in very different states of repair.

  2. 02

Confirm service charges, cooling costs and parking allocations before comparing the annual ownership budget.

  3. 03

Walk the route to parks and shops. A waterfront view doesn’t always mean convenient access on foot.

  4. 04

If the home is tenanted, check the lease, rent receipts, deposit and possession terms. The advertised rent may differ from what the owner receives.

  5. 05

Ask for the price, buying fees, payment schedule and annual service charges in writing, along with evidence for any estimated rent.
