What these figures cover

Sale and annual rent figures are one-bedroom asking-price averages from separate Bayut listing samples. The projected rental yield covers apartments across bedroom types. It is the publisher’s projected ROI, not audited net income or a return calculated for the one-bedroom example. The report does not disclose listing counts, weighting or a breakdown of costs. Prices are benchmarks, not current offers.

Original market sources checked on 17 October 2026. A mean is the arithmetic average; a median is the middle value. Neither is a minimum price.

A closer look at Saadiyat Island

Getting to know
the neighbourhood.

Beach access or a cultural address?

Saadiyat is known for its beaches and cultural landmarks. A home with direct beach access offers a different experience from one near the museums or within a residential community. Decide which setting you’d use and enjoy before comparing prices.

What are you paying extra for?

If you’re buying for yourself, consider which views, services and access rights matter to you. If you’re buying to let, ask for evidence of current rents and an itemised list of running costs. An island average won’t show whether the income from a particular home justifies its price.

Keep apartments and villas separate

These figures cover advertised completed apartments. Compare beachfront villas, branded residences and newer phases with similar properties of their own. The averages are a starting point; they don’t show the lowest available price or what a particular home is worth.

Your viewing checklist

What to look for
when you visit.

Use these questions to compare homes in the area, whether you’re viewing in person or speaking to someone locally.

  1. 01

Confirm whether beach access is included with the exact residence, paid separately or subject to a membership.

  2. 02

Compare the service and management charges alongside any premium for branding, views or amenities.

  3. 03

Check the present condition of the surrounding phase and the route to the facilities you plan to use.

  4. 04

If you’re buying to let, ask for comparable leases in the same building with the same number of bedrooms. Don’t apply the island’s projected yield directly to your purchase price.

  5. 05

Ask for the price, buying fees, payment schedule and annual service charges in writing, along with evidence for any estimated rent.
